"The city has been a ‘greater partner’ in getting the housing project designed, and their cooperation is one of the reasons the company is focusing its building on the state.”

PROJECT: The Flynn

LOCATION: Providence, RI

YEAR: Est. Completion Date 2026

SQUARE FOOTAGE: 214,443

COMMERCIAL SQUARE FEET: 10,000

RESIDENTIAL UNITS: 178

The Flynn is not just a new, mixed-use development in South Providence consisting of 178 affordable residences coupled with ground floor neighborhood amenities, offices and community space. The Flynn is an opportunity to restore the vitality of the South Providence neighborhood and provide much needed housing for families.

The project is located at 220 Blackstone Street in Upper South Providence, which is considered vacant and blighted. The now-vacant parcel will be developed into a new 6-story, 178 residential unit building consisting of roughly 214,443 GSF - and an additional 10,000 GSF of ground floor commercial space. Sufficient parking and onsite bike storage will be provided within the overall development for the building's residents. The project reflects Marathon’s community focused mission as executed at its Copley Chambers I, II and III projects located on Broad Street in Providence. The Flynn will serve the broader rent burdened community of Providence - while helping revitalize and reconnect the South Providence Neighborhood with critical healthcare, childcare, educational and economic opportunities.

The Flynn will serve a wide range of tenants, increasing affordable housing availability. Marathon’s goal is to provide community focused housing with a scaffolding of services and businesses that will ensure both tenant success and neighborhood revitalization. Children’s Friend is an anchor tenant, and will provide a broad range of services to tenants and the broader community. These services include childcare, and headstart education. Furthermore, the Flynn will connect tenants with Providence Community Health Center’s full array of care utilizing their Community Health Workers. Through the aforementioned partnerships we are setting up tenants, and their larger community for success and greater prosperity.
